You can choose to turn on credit reporting, which allows your on-time rent payments to be reported to credit bureaus to help build your credit. This feature is optional and fully controlled by you.
2. Automatic Payments
You can set up AutoPay so your rent is paid automatically each month, helping you avoid missed or late payments.
3. Payment Options
You can pay by ACH bank transfer, which is free and has no processing fee. You can also pay by debit or credit card. The card processor may charge a processing fee, but JTI Properties does not add any additional fee.
If you prefer to pay with cash, you can request a cash pay card from management. This allows you to pay in person at locations such as Walmart or HEB for a small third-party fee, typically around $4 per payment.4. Maintenance Requests
You can submit maintenance work orders through the portal so issues are documented, tracked, and handled efficiently.

Flex Rent Payment Options:Flex lets you split your rent into two payments each month. Flex pays your full rent to the landlord on the 1st of the month, which helps you avoid late fees.Flex charges:
0.75% of your rent
$14.99 per month
Example: $750 rent
Normal rent: $750
Flex fee (0.75%): $5.62
Monthly Flex fee: $14.99
Total with Flex: $770.61This is split into:
• $377.81 first payment
• $377.81 second payment
Flex costs $20.61 per month to split your rent.Why use Flex?
Late fees are typically a percentage of your rent. For example, if your lease has a 10% late fee, a $750 rent would mean a $75 late charge. Using Flex instead costs $20.61, which can be much less than a late fee if you need extra time to pay. Flex gives you flexibility and helps protect you from late fees.

Internet & Cable Installations:Tenants are free to choose any internet, cable, or streaming provider that services the area. However, no physical alterations to the building are allowed without written permission from JTI Properties.This includes, but is not limited to:1. Drilling through brick, siding, roofing, or framing2. Running new exterior or interior wiring3. Installing wall or roof penetrations, mounts, or junction boxes4. Installing satellite dishes, antennas, or any equipment on the roof, exterior walls, or eaves5. Attaching brackets, bolts, anchors, or hardware of any kind to the structureMany internet and satellite providers default to drilling holes, anchoring mounts, or modifying the building. Before any installer arrives, you must contact us so we can review what is proposed and approve or deny it.Unauthorized alterations can cause roof leaks, water intrusion, pest entry, electrical hazards, and long-term structural damage. Any unapproved work will be treated as a lease violation and may result in repair charges.If you need internet or TV service that requires building access or installation, we are happy to work with you to find a safe and approved solution.

If your unit has a shared or USPS-controlled mailbox, you must visit the post office above with a copy of your lease to receive your mailbox number and keys. USPS only issues mailbox access to verified residents.If your unit has its own individual mailbox, you are still required to submit a Change of Address with USPS so your mail is properly delivered.Getting Your Mail Set Up1. Bring a copy of your signed lease to the Copperas Cove Post Office
2. Ask for mailbox keys or box assignment if your unit uses USPS mailboxes
3. Complete a Change of Address online at USPS.com or in person
4. Begin receiving mail at your new address
Do not attempt to force open, pry, or alter any mailbox. Mailboxes are federal property and tampering is a serious offense.If you have any issues receiving mail, missing keys, or mailbox problems, contact USPS directly. JTI Properties does not issue or replace USPS mailbox keys.

Trash, Recycling, and Bulk PickupTrash service is handled by the City of Copperas Cove. How your trash is collected depends on whether your home has its own trash can or uses a shared dumpster.Homes with Individual Trash CansIf your home has its own city-issued trash can, you are responsible for knowing your pickup schedule for trash, recycling, and bulk items. This information is provided by the City of Copperas Cove Utilities Department.You must visit the city’s website to view your collection days and rules for bulk and recycling.For more information, visit the Copperas Cove Utilities website, click here.Homes with Shared DumpstersIf your property uses a shared dumpster, the dumpster is serviced twice per week.All trash must fit completely inside the dumpster with the lid closed. Items may not be left on the ground, beside the dumpster, or outside of it.Bulk items are not allowed to be placed outside the dumpster.This includes furniture, mattresses, boxes, construction debris, and large household items.If bulk items are left outside the dumpster, the tenant will be responsible for all removal, hauling, and disposal costs charged to the property.Bulk item removal is always the tenant’s responsibility unless otherwise arranged in writing.
